For REO and foreclosure properties, many parties are involved with reaching the same end goal. The quality of our Property Preservation and Maintenance track record is something we take great pride in. There’s a good chance our client’s client has already started working with their own P&P vendor during Mitigation and Foreclosure. By allowing us to use our procedures and network of vendors across the region, we are able to get the most reputable, reliable professionals for these tasks.
Our preferred vendors for standard tasks average $150. Larger repairs, such as door replacement or boarding windows, may require bids from several vendors in our network. Because of our relationships with local contractors, we are able to provide clients with competitive pricing and quality work. We will get bids, present them to our client and obtain approval for these larger tasks. If previous vendors were used during Mitigation and Foreclosure, we may need to supervise a re-key of the property. We will attend to those details.
We also obtain and submit bids for trash and debris removal that do not fall into the “emergency” or “life-safety” categories.
Emergency Repairs and Life-Safety Issues
We work with our client to have emergency repairs completed to protect and preserve the property. These repairs may include, but are not limited to:
- Securing and/or re-securing a property
- Tarp or otherwise cover a leaking roof
- Correcting property conditions that present an immediate, inherent danger and that may cause immediate or significant damage to the property.
Distressed, foreclosure, and REO properties need extra TLC and extra money in the budget. This is Exit Yuma’s specialty. Jennifer was the first Certified Distressed Property Expert (CDPE) in Yuma County, and lends her expertise to the process start to finish. Exit Yuma REO is prepared to handle all of the repairs and keep track of expenses for you. Having the ability to meet the guidelines for various repairs and maintenance requirements allows us to stay on task, on time, on budget. Some tasks and repairs require a daily drive-by to ensure the quality and completion of tasks. We document everything with receipts and photos and have them available to you as part of our transaction online. You will have access to view these photos, documents and notes any time.
When a task requires more than one bid, we are able to pull from our extensive, reputable vendor list for comparisons. We include you at any step in the process as required. You many not want to be in the loop for every correspondence, but the option is available to you at any time.
ONGOING / MONTHLY PRESERVATION & MAINTENANCE
We will secure the most competitive pricing from reputable vendors who are licensed, bonded, insured as required, and recognized for quality work. Our rate of staying on top of every task and meeting our deadlines, including our vendors, is 98%. Any cases requiring work beyond these limits will be submitted to our client for review and approval. We understand this will occasionally require additional competitive bidding. We manage all of it.
Once the property is vacant and out of any redemption, ratification, confirmation or possession periods, we place the utilities in the name of Exit Yuma and initiate service. The only exception is in the event the client transfers a property already in process, or if turning on the utilities represents a possible hazard to the property.
We’ve developed an extensive list of reputable, experienced and licensed inspectors that we keep VERY current. We carefully research newer inspectors, but always maintain a list of seasoned, local professionals that are highly respected, rated and competent. We turn to these skilled inspectors when it comes to signing off on the property and various large tasks.
